Multifamily FAQs

  • Yes. We provide loans for 2–9 unit multifamily properties, whether you're purchasing, refinancing, or doing a cash-out refi. This allows you to grow your portfolio without jumping into full commercial financing.

    *We do have options for large multifamily as well (10+ units).

  • Not with us. We offer DSCR-based loans, which qualify based on the property’s income — not your W2s, tax returns, or job history. As long as the rents cover the debt, you’re good.

  • We look at:

    • Rental income from all units

    • Monthly loan payment (PITI + any HOA)

    • The DSCR ratio (Debt Service Coverage Ratio) — typically 1.0 or higher

    • Your down payment and reserve funds
      We’ll also assess the property condition and market — but the focus is on the numbers.

  • Yes. We help investors:

    • Refinance to lower rates

    • Cash out equity tax-free

    • Reposition assets to acquire more properties
      If you’ve added value or the property has appreciated, a cash-out refinance could be your next move.

  • You’ll typically need 20%–25% down, depending on the property, loan amount, and DSCR. We’ll walk through the numbers with you upfront so you know exactly what’s needed to close.

  • We keep the process simple, but here's what you'll need depending on the type of loan:

    For a Purchase:

    • Fully executed purchase contract

    • Rent roll or lease agreements (if occupied)

    • Proof of funds for down payment, closing costs, and reserves

    • LLC or entity documents (if purchasing under a business name)

    • Valid ID

    • Completed loan application (we’ll send it to you)

    • Insurance quote for the new property

    For a Refinance or Cash-Out Refi:

    • Current mortgage statement(s)

    • Rent roll or leases for all units

    • Operating agreement & entity docs (if titled in an LLC)

    • Valid ID

    • Bank statements to show reserves

    • Insurance declarations page

    • Payoff statement from your current lender (for refinance)

    We don’t require W2s, tax returns, or proof of personal income. We evaluate the property, not your job — and we’ll walk you through each step to make it fast and easy.

  • We can close in as little as 10–15 days, depending on how fast we receive your documents & when the appraisal comes back. Our process is streamlined and relationship-driven — the faster you move, the faster we fund.
